The Multiple Listing Service (MLS)

The Multiple Listing Service (MLS) is a shared database among brokers where listings are entered. When a listing is entered, the property is considered "on the market" or "active", meaning it is available for sale.

When working with buyers, they have specific criteria which provides the framework for the house hunt. Most important criteria to buyers are usually the price range; location - whether it's close to their place of employment or located within a desired school district; number of bedrooms/baths and square footage; and sometimes the type of layout is important-such as two story or ranch-people with special needs find this layout factor very important. I take the time to get to the core of their needs and enter the info into the MLS database to come up with suitable matches and properties for us to tour.

When working with sellers, I want to optimize the beauty of their home by taking many pictures to upload along with the listing into the MLS. Buyers love to see pictures of homes online, and when the photography is good, the buyers notice and that can equate to more buyer traffic for the seller. The MLS is also an important tool in which we help sellers to price position their home appropriately. I share with potential sellers the most recently sold homes in their neighborhood with similar amenities and features so we can agree on a proper price range in which to offer their home for sale. The numbers of recently sold homes, also known as "comps" or "comparables" is also the information used by appraisers to derive value of the home.
